Private Money with Self Directed

I have someone that is wanting to invest in my company. They want to roll their retirement over to a Self Directed and we need advice. They were recommended by their financial advisor to talk to Pensco and so far they have not been any help and have actually confused them even more. What they are wanting to do is to give my company funds to invest in building a new construction project on Norris Lake in TN. Pensco has told them they have to own a percentage of the real estate in order to do this. My question is basically how do we go about doing this? Are they asking the wrong questions to Pensco? Should they go to a different company? Any advice would be greatly appreciated as this is a time sensitive deal. Thanks!!
