We have a different system, where prospective tenants can self schedule showings, but we have a number of people on call to actually meet them at the property to show it.

They accepted the offer, but had an HVAC contractor provide a quote on the entire system and instead agreed to write us a check instead so we can replace the system ourselves.  

Updated plumbing and electric, new interior AC unit, new flooring, full kitchen remodel, full bath remodels, repurposed square footage to add 2 bedrooms, cut out a bunch of overgrown trees and shrubs, fixed sprinkler system, added a functioning utility room, updated all fans and lights.

I figured it will be useful to already have systems in place when I scale, but I also don't want to spend unnecessary money in the meantime.Also, how do you deal with tenants who are not tech savvy when you use a property management software to run your business?

All have good school systems. 

Once you have them in person, it is our duty to explain our value proposition - marketing, resources, team structure, systems and processes etc.With respect to why they shouldn't sell on their own:- Zillow direct most traffic to Premiere Agents so the seller only gets a small percentage of interested buyer inquiries- They are only exposing their property to a small portion of the market- It takes TIME to do showings, market open houses, negotiate contracts, coordinate inspections, appraisals, walkthroughs, etc.- Agents who list their property on MLS can expose the listing to other agents who are incentivized to bring forward a qualified buyer.

I just linked August to my Airbnb and the system tells me it will generate a unique code for each guest during their stay.

The one thing that needed to be worked out was the installation of a radon mitigation system because the tests from the property inspector showed we were way over the EPA guidelines for that, and I didn't want to live in a place that had a carcinogen leaking into the house.

I'm sure folks are gaming the system now.
