I was in West Palm Beach, Fl when I was approached by a private lender who offered me the opportunity to 'find' deals for them to fund.

So, the only good comps are either on that same busy street or a similarly busy street about six blocks to the west.

I've been on there for many years but just never really got overly active -- kinda like the wild-west over there.

TD does lending for properties but only in a couple of states on the East coast.

I'm flipping a house in West Orange now, but I live in Perth Amboy.

Airy, Melrose Park, Elkins Park, West and East Oak Lane are pretty interesting.

I live in Corktown, a small neighborhood immediately west of the Detroit CBD and I am a commercial real estate attorney just getting started with my own investments.  

Having said that, don't be so optimistic to think what seems like it could never happen doesn't.Imagine a catastrophic scenario for your area like a hurricane along the coast of Florida, New Jersey, or New Orleans.
