Have you done a Perc test or validated there is water?

The two above leases we decided to go relatively short term to test out the relationship with the tenant before signing them to a longer term lease, which we did with the current tenant at Property #1 .

I don't think a personal touch would hurt, I haven't tried it though so definitely test and let us know!

A large part of the test is vocabulary and understanding what to do in different situations (at least in NJ).

The fact that they waited until the day before the rent was officially late makes it sound like they were testing you - looking to see if you came by anyway to collect the rent in person.

We are testing out Spokeo but it has proven to be must less accurate. 

It sounds like these are lending licenses, which I'm assuming is not simply taking a weekend course and passing a test.  

From time to time it might just show you a captcha just to test you, but you can set up an "alarm/warning" to ensure a human/you completed it (it not as fast a fully automated but faster than doing everything by hand for sure).
