Honestly, it didn't make much difference.I do have some clauses in my lease agreement that make it clear they will be held responsible when they damage something.

Not sure if that’s possible for you to make it automatic on your side unless the tenant signs something with you agreeing before signing a lease. 

Some lenders might require a specific residency. this is probably something i should ask up front?
