Seller's closing cost/items for Vacant Land Sale in Florida

Still trying to sell my vacant land. Talking to a few agents.

Can someone guide me on the seller's closing cost details? 

Do I have to have a lawyer for closing since this is a vacant lot? What are the downsides? What are the "watch outs" in the contract?

Please advise.

Can your agents not answer this? You're going to pay 6% to realtors and title/survey is negotiable.
