I was thinking (and this is where I need advice) on purchasing the property and renting it out “Airbnb” style since the building allows short term rentals. 

I’m going to learn about funding options around the Charlotte area and analyze/identify top options for HML, private money, and seek out possible partnerships (if you know any of the above in the area or are looking for the same thing, let’s talk!).

Common areas to maintain or are they all private lots? 

Currently, it's set at about 6%, but I use it for short term capital to BRRRR properties into long term financincing, so it's WAY cheaper than private or hard money.

I don’t know your market or your negotiating style, but imagine if you do get the property for less money and it cash flows better?

I would also like to know about private money lenders.

Is there any loan that would meet my criteria with a lower interest rate or my only option is to find private lending?

I have 2 investors that have been private money for us before on residential,  can they be the down payment if the bank finances the loan and simple as that ?

Now we have a bunch of PhD's who've never run a real business, or even worked in the private sector, managing our monetary policy.
