Self employed financing question

Hello, I found I deal I would like to purchase but need some help finding financing. Does anyone know someone who would lend me to purchase a triplex with 20% down if my income as self employed is 65000 -20000 company fees -30000 mileage deduction with a home take pay of $45000/year? Is there any loan that would meet my criteria with a lower interest rate or my only option is to find private lending? The purchase price for the property is around $180k.

I already did that, this is why I am trying to get help on the forum. The 2 lenders I spoke to would approve me for only 22500$ amount, 15000$ from my income and 7500$ which represent 25% of the mileage deduction. Any other thoughts?
