Are tiny Home rentals a bad idea?
What's your guys' experience with renting tiny homes? They seem relatively easy to maintain, very efficient, and here in Alaska, I feel like a lot of people try to minimize their footprint and expenses so they can buy more toys. After some quick maths (but I have almost no experience in this), they look like they'd be ~$800/month to finance and maintain. One acre lots are going for as low as $15,000 and a quick google search says that the average cost to build a tiny home is $25,000-$35,000. One bed, one bath <1,000 square feet homes are renting for more than $1,000 a month.
What am I missing here? Tell me, why would this be a bad idea?
I guessed my monthly expenses with a $40,000 20% down loan at 3.65%, 30 years, $1,000 annual tax, $600 annual insurance.

It may work if the demand is there. The big thing you're missing is infrastructure. You have to get utilities to each home. Will roads be paved or gravel? Fenced yards? Sprinklers? Common areas to maintain or are they all private lots? Just off the top of my head I'm thinking your costs are way low.
I haven't actually crunched your numbers but it sounds like they could cash flow. I just wonder if the demand is there. If you're a new(er) investor, I wouldn't spend much time on it. If there were money to be made in that market, I think the experienced investors would have jumped in already.
