Hello,I won two properties on auction.comBoth have judgements on them as per the preliminary title report and doing my due diligence I found at clerks office.Property 1) 8k lien from credit cardProperty 2) 2k and another for 2k.I am wondering if I really need title insurance from their suggested closing company or if I would be fine just having my lawyer do all of the work.I really do not want to pay for a lawyer and also title insurance if one or the other is not needed, but I do want to be able to take a line of credit against the properties and sell later down the road with no hassles.Please advise.This is one of the responses I got when I asked them if the title would be cleared at time of transfer."

@Chris Krivanek at the end of the day.. instead of all this bantering back and forth what you want is title insurance.. you SIMPLY call a title company there and tell them you want a title commitment on that commitment ( we call them preliminary title reports out our way) on that report will tell you the exact state of title and what you need to do to perfect title if anything.. cost you maybe 200 bucks.. forget about attornies.. your in a title and escrow state.. this is super simple.

I plan on soon utilizing "virtual employees" overseas to research, list build, and perhaps do preliminary calls, etc. and it seems like the list building and prospecting calls would be logical outsourcing tasks, as I see many wholesalers are now doing.

With your school to apartment conversion I'd recommend getting out in front of it and getting preliminary cost seg consulting to maximize 5 year assets and be able to expense out all the retired assets.
