Code Violation Leads

Hey everyone!

I've been riding around neighborhoods in my city and collecting a list of homes with code violations. I'm looking to take these leads and send the owners either a yellow letter or postcard, I may mix it u, and convert these into some wholesale deals. My question is, is there anything special I may have to do in order to get these houses under contract? I want to turn these code violation leads into wholesale deals. What is the process I need to perform in order to make this happen? Who all do I have to talk to and deal with?

Thank you in advance!!!

Sounds like lots of  manual work, but it might be well worth it.

All you've collected are addresses of properties on the code enforcers' radar. That may or not be enough of a catalyst to trigger (motivate) an owner to take a certain action.

A single contact, by letter, postcard, door knock or phone will probably be insufficient to get any but the most absolutely neurotic sellers to be ready to sell, however they are a market (and I do have a checkbox on my intake forms for that, too).

Suggest you rank the problems, create a multi-letter campaign and knock and call people. Also consider working with other marketers to share, exchange or refer deals from each other's lists.
