I have been reading books on REI and listening to Bigger Pockets webinars, forum and the Marketplace for the past year.

Well at the time just that house was a deal because it was hard to get into a house with this many people coming in and buying a property as quick as they were so for me to get the that price on that house and close the deal was a deal now it's worth three four times as much as what I paid.

This would mean he would be making 1 million in loan payments and if that is true he would be making about the same for his pocket per month. 

Three want seasoning of six months and one wanted a year.

I never thought about saving first before investing  :/  Ironically enough I found "Building Wealth One House At A Time" on Amazon shortly after and had no idea it was also associated with Bigger Pockets.

Previously a duplex, with one bedroom one bath units, we transformed the property into an SFH with three beds and three baths, the property has a ton of space, which is excellent for the crowded downtown location.

If I do that, I would come out of pocket less due to refinancing LTV but monthly income would be about $300 a month less than if I keep it a duplex.
