Increased prices lead to decreased profits

Hello everyone my name is Edwin manning i currently live in the Modesto Ca area and i'm about 5 days new to the Bigger pockets site and would love any help navigating. As we all know real estate has sky rocketed across the country some areas more than others especially here in Cali. Now i'm finding it more difficult to locate cash flowing deals thank GOD i was able to close on my last deal just before this last rate hike which was a long and stressful process. So iv'e decided to focus on learning everything i can about whole selling and partnering up. If there is anyone in the Modesto are that would be interested lets link up and create a win for all.
