That leaves you with personal loans and builder financing. 

This is easier than you think.Not commonly done for 1-4 unit residential, but very common for commercial.If you need a 35% capital injection, you find the human person with that capital.

Just need a good GC contract that you can enforce if they dont perform.. pretty simple at that point and frankly much safer for you not to give the GC any formal ownership at all..

This also leads owners to ASSUME simpler is better when it comes to management contracts.

Personally, I don’t see how they can continue ongoing billing or anything after we cancel.

I was thinking that I might stop by a CapSource office nearby where I could go in person and request detailed information about private money, even though my investment would be in Texas. 

my buyers on my new builds even get sewer scopes I personally would never buy a home without one..  

Though personally I'd want you to get your financials dialed in if they aren't already. 

I have total access to mls, tax records, signing software, contracts, etc.
