Sometimes they cash-flow and sometimes they loose tons of $$$ per month making it a bad investment.

So i am looking at this blizzard of wires (some) hanging loosely off the side of the building.They appear to be all over it.I also see what might be old 110 Volt electrical service for 2 units.While it might be ok to rent, if it were mine, over time I would have it upgraded to 220 volts at 100 amps or 200 amps (whatever code calls for) per unit on separate meters.And I would PAY an electrician to re route the wires into something more tidy looking and just do an overall inspection on the electric inside the house.

If you own the property and they are your tenants being managed by the PM company they you have every right (and expectation) to know what you are bound to.

That way you can't loose.

I am in Tampa and honestly, pricing here is out of bounds on lots of properties already but there are still deals going.

Let's just say for example inheritance...they pay so they don't loose the house, but they are just slow in getting things done.   

If for some reason you "loose" original letter IRS will only postal mail a copy of the letter to the "original" address ein was issued to.

I’ve had to prove a “loose roof tile” was a vent, and strap a water heater to the wall and have a tenant remove a trampoline. 

What I mean by maintenance is when the tenant clogs the toilet, door knob loose, etc.

Also, by billing for it, a court could later determine you actually accepted the situation.I've been in that netherland where the HA stops making payments and I'm left to evict.I'd simply explain to the tenant that if the freeloaders aren't out ASAP, they'll loose S8 and face eviction.
