I used to be a big fat guy but lost 160 pounds in my mid 20s and kept it off.I suppose my first step into this industry (whether I knew it or not) was when I bought my mobile home in my mid 20s.

Keep in mind that property taxes can be pretty high in Texas (2-3% of assessed value) which can really eat into cashflow for long-term holds.Best of luck and you have come to the right place!

My children are very young and I want to account for the expenses they will incur when they get older (sporting events, eating more food, school expenses, etc).

I listen to a couple a day while I'm at the gym, eating lunch dinner, and commuting to work.

I was wondering if there was a way to fats track it.

The City of Seattle cannot keep crying to "let them eat cake" when they are ones driving the car. 

Meaning if they accept now you're out a huge chuck of rehab cash and most importantly it will eat your time and keep you from finding better deals.But we've done a few of these anyway.
