@Matthew Graves It really depends on how you define "efficiency".In one respect, baseboard electric heat is 100% efficient, because no energy is lost to moving parts, like a pump in a forced hot air system. 

Sounds like this is definately an area I should think about getting into.

California code 602 (o) appears to define trespassing as not simply entering without permission (which you could argue they didn't, because the former owner gave his permission), but remaining on the property after being asked to leave.

I have been in and out of the BiggerPockets site for a little bit and the knowledge I have acquired has helped me clearly define my goals, but I am looking forward to investing even more time and understanding REI more thoroughly. 

Have you defined that?

I've done lots of market research here but couldn't tell you if my market is hot or cold because I'm not sure exactly what defines a hot or cold market.
