We just had a Boston-based investor spend about 60 million converting an Old Mill into apartments here in Windsor Locks along the rail.

I suspect not as most properties are forced to be de convert due to ceililng height, etc.

Considering where the demand is currently with Air B and B , and that’s you May want to leave your options open so that you can re lease the place as a house 🏠 for Familly, I wouldn’t convert the garage to play room. 

Regarding the letter, are you trying to convert some leads to listings that might not be a "good fit" to sell to an investor or just trying to build trust?

Purchase price: $305,000 Cash invested: $13,000 Single family, 4-bedroom 2-bathroom that I converted into a 5-bedroom, 3-bathroom.

I prefer this method to single-family because you end up with two doors and you didn't have to rent out rooms to roommates, which is not ideal when you're married :) There are also some possibilities of finding a property with a small garage or dwelling unit in the back that can be flipped or converted while you rent out or live in the main house.
