I pay private lenders 10-18% Installment contracts and notes funded by equity are not the same as cash funded loans Ned, many states have 10% on these types of loans, some float with a stated index.

Head out to one and find an investor who is focused on the type of investing you want to do.

It should help you better understand what type of neighborhood you are looking at when googling houses from a few states away.

I find that its important to be aware of all types of "deals" so that you don't pass up on a property because you are unaware that a property matches something outside of say wholesaling.
