New member. Looking or advise

Hello everyone. I'm from Northern NJ and im looking to invest. I saw a few properties in Newark and other urban towns but reading about how war zones are risky. I'm a police officer so I totally understand how war zones could be risky but not all people are bad I believe. Still very new to investing. 

Been reading books and watching videos but I'm more of a hands on type of guy. I would greatly appreciate it any help or if anybody is from my area would meet me for drinks/coffee and help me invest into my first property. Like how to find good deals and what to look for. Everything looks good to me but I understand I'm still new and don't want to be foolish with my money. 

Really interested in mutlifamily units or trying the BRRRR strategy. Would love to invest with somebody for first time. Thank you and hope to hear from you guys. Can't wait to start investing.
