Either way, as Jacob posted on another string.....appreciation is just icing on the cake....when you get it AWESOME but don't count on it...and if you do.....your profitable deal on paper become a loser in real life.

Handshakes don't work and life long friendships can be ruined, especially with spouses involved and any perception of one not doing the exact same amount of work and putting in the same amount of money into the venture.  

For me I would look at an eviction as a life long black list or reason for ridiculous down payment or elevated rent.

I also try to know my tenant's life style, I know the teenager plays the stereo loud, so showing after school might not the best time for me.

Mixed feelings of relief that the worst tenants have left, but they are not truly out of your life until they get over not getting back their deposits. 

It sounds like you may be hiding something, I would recommend you dont initiate this process as they will likely look into every aspect of your financial life for any discrepancy.Any transaction over 10k is subject to government investigation and will be flagged.

This is not the life I want for me or my child.  

A good agent/broker is all about trying to create a client for life and is looking to help that person throughout the process and get money for you instead of from you.

But...overall, life is good.
