Am I surprised by the influx of major large development?

., the ones who have a large option payment available, show a willingness to work with a credit-repair agency, and seem genuinely excited about the home.  

Go to local REIA meeting to find people who are looking for hard money lenders or post an AD online.

The more I read, the more I am leaning toward double closings, however I lack the funds when a large rehab is underway - like now...
