Greetings BPSeeking advice on future planning towards turning my current House 3 BR/ 2.5 BA into rental property in Las Vegas Southwest area.

I’m looking for a commercial building (preferably industrial/warehouse style) with at least some outdoor space and parking or room to add parking.

We wanted to try a "live-in flip" style, and we needed to move to a bigger house anyways.

I've heard of investors partnering with local non-profit agencies to provide either section 8 or similar-style housing while the non-profit provides case management and supportive services to the residents.

Maybe the previous landlord had different management style and was not responsive.

Neighbors generally know if there are rentals on the street.Sometimes just the style, price point lets you know if it is likely to be a rental. 

He was older, probably a Vietnam Vet, with a large German Shepherd in a military-style vest that said "SERVICE ANIMAL" on it with a bunch of badges.
