Help with long term pricing
Hello everyone,
We have a property that has been Airbnb'd some in the past and we're considering renting long term to a friend. We're not sure where we should price this upstairs unit with some of the below parameters and hoping to get some feedback from you!! The Airbnb listing is below to see details of the unit . Its duplex in the Paragon Mills area which isn't terrible anymore and the house is on a dead end street. The downstairs is the other side of this duplex and would also get rented long term but that's not the current focus. Electricity and gas is separated and we would pay water / trash for the whole duplex.

Does anyone have any suggestions to consider for pricing this unit for traditional rental?
Below are some rental comps I found on ZILLOW, well as close to comparables as I could find. There were not a lot of duplexes in the immediate vecinity so I searched outward which these should be considered higher value homes that where ours is listed. The single family homes are in comparable areas but are not duplexes..
