The form of the notice depends on the type of sale... if the property is listed with a broker, offered privately, or through the auction method, the notice would have different content.Pull the City Code... this is not one for the internet.

I have been researching pre-foreclosure, divorce, tax delinquent, code violations, and probate filings as lists for sourcing deals.

I keep seeing pretty good deals in Milwaukee, WI area, zip codes 53216 and 53218.

Toledo has an administrative warrant in it’s municipal code. 

The inspection report came back, and there are a ton of deficiencies( roof in bad shape, pier and beam findings suggesting movement of the property, improper electrical fittings, gas lines not to code, etc).

I called the city weeks prior and they said the property was "grandfathered in" to allow for residential living, but the appraiser needed an official permit which would mean city inspections and improvements to get everything up to code (which would take way too long).

Unemployment is low, and house building (Viera master planned community, Melbourne zip code) is going gangbusters. 

OK, all advice above is correct; you'll need an Attny that specializes in L/T in Queens, and you must have good understanding of local L/T laws as well.CRITICAL-- you need to do a search at building department to make sure you have no building code violations of record, because a tenant can use ANY outstanding violation to postpone, delay and frustrate your efforts to get them out. 

Most building codes require an exhaust vent or operable window in the bathroom.
