Great tenants but I need them out!

I own a two family home in NYC that is fully occupied.  The tenants are excellent. 

I purchased this home 5 years back with the intention of completely remodeling it and moving in.  

All the plans are in place to get started this upcoming spring but I need to get rid of the tenants. They are on a month to month lease that is expired.  

In the past tenants would generally leave on their own after a few years. This is a first. 

So my question is what is the best way to essentially get rid of them. Is there any legal issues I should be aware of.

    Give proper notice to non renew the lease. Your state regulations will define notice period.

    Surprising that after 5 years as a landlord/investor you do not have your state regulations memorised.
