Did you hire a general contractor, or hire specialists and manage the project yourself?

If you are starting out make sure you are aware of the real estate cycle.This happens over and over again as rents go up more units get built until vacancies go up enough to shut projects down. 

As a starting point I suggest being within arms reach of your first project if only for the education and experience of being involved all the way through.

Does anyone have any reccomendations for a software that would assist with this project they have used?

My goals are to complete a deal in the Chicago area (looking to buy and hold) and to begin a rehab/renovation project as well.

When you use a Self Directed IRA to fun the down payment and the rehab of a project and then when you give the ROI back to who you got it from, can you give it to them in cash or a check instead of the earnings having to go into the IRA.

I'll need to decide if I want to take on that kind of project/headache/risk.
