New Rehabber/Flipper from Chester County PA

Occasional reader of BP finally deciding to join after my last project. OK let's see if I can get this new member introduction thing right.

About Me - I completed a successful flip 2 years ago while both my wife and were working full time corporate jobs (and her getting an MBA.) We loved the challenge and process but we decided that we couldn't do another if we were both still employed FT...just too much strain on each other. Fast forward 2 years, I left my corporate job (and learning we were pregnant with our first, due in June) at the beginning of this year to pursue Flipping, Construction, and RE Investment full time. *I resigned the day after we closed on our recent project! Part of my motivation for jumping out on my own was the ability to partner with a good friend who is a 20+yr GC and in our conversations the past few years he's had a big desire to do flips and move away from client work. So in essence we helped each other make the jump, just on different sides of the equation. Our goal is to do flips 100% of the time but being self funded we can't pivot to a new job without the most recent one selling, so in between jobs we continue GC work for clients.

Why I'm Here - While I feel pretty confident analyzing projects, designing the home, and completing the work, I am not as confident on the front end especially finding properties. My first flip was a foreclosure and this recent one was purchased through a wholesaler.....something I wasn't familiar with prior, and now something I'm more interested in learning more about (to connect with not to become one.) I'm also very interested in learning more about the tax and income implications of RE Investing (albeit I hate numbers.) In short I'd love to connect with other investors/wholesalers in the Chester/Montco/Delco area of PA.

Past Projects - Here is my portfolio (can 2 be a portfolio :-) Both projects were self-funded and the lions share of the renovations were completed by myself/partner, with a few exceptions for subs (roof/siding/concrete/floor sanding/drywall.)

Ironically I took ownership of each project on Dec 12, one in 2015 and one in 2017. Clearly doing this full time sped up the process!
