It was such a hassle to get this loan done in the first place and I feel like they wont do anything to change it because I had expicitly discussed with them that I wanted interest only.I don't know what to do.

We put something like that in our leases but say "if you renew before your lease is up we wont raise the rent more than 5%" really just a feel-good line we put in there as incentive to renew early so we know if they don't we will more than likely have a vacancy and can prepare.

Any costs you incur would come out of her deposit but keep the prospect of getting some or all of it back in the front of her mind to keep her cooperation.If a new tenant moved in the day she moved out and I suffered zero extra costs I would either refund the deposit or tell her in writing after she moves that I would refund it after the replacement tenant fulfilled her obligation to the remaining portion of the original 18 month lease. i wouldn't hold her responsible for the new tenants damages but if I let her out of the lease and the new tenant fails to fulfill the remaining months the original tenant was obligated to and I can't recover from the new tenant like I might have been able to recover from her then I'd want her deposit for not fulfilling her 18 months.

you can contest but using your 10$ deed wont cut it, youll need to show your hud or other proof for purchase of property. and at 104 you could really only contest at the areas or neighborhoods overall appreciation rate, lets say its 3% YoY and you bought it at 104k then it should only be appraised at most 107k
