Buyers Agent Agreements - Looking to Buy!! HELP

Looking

To place an offer on a townhouse, I am using an Agents MLS search he set me up with.

- If I want to offer, am I stuck with him being my buyers agent forever?

- Do I even need to sign an exclusive paperwork to put an offer in?

- I hate long term commitments because I buy everywhere.

If that agent set you up for the MLS search and you have an established relationship with him, you should at least use him for this transaction. If you are up-front about buying multiple properties and could be using other agents it shouldn't be a problem. Typically it's all about transparency. It becomes an issue when you have one agent showing you houses, making offers for you, etc and then you find another agent to finally close a deal. If they ask you to sign an exclusive agreement, you can always ask for it to be property specific instead of date specific. Brokers that work with investors are usually more comfortable with this than non-investor brokerages. Just make sure you are up front about your intentions.
