I think the dirt is worthabout 2.5 mil and they wanted 4.. so given the wide price range and the hassle factor.. we ended up optioning the piece just north of them for 4.4 million and we only have to deal with two brothers.. :)  in your scenario and job well done I hope U made some significant equity for the time. or you u can chalk it up to an advanced training session on clearing title.

I haven't looked at the BP rental agreement, but my take on it was that anything generated by an Oregon specific landlord group would be better than some nation wide supposedly good anywhere kinda maybe customized for each state got it off the internet rental agreement.

That is about the extent of the cash handling available in such accounts, so many investors will choose to have a true bank account as well if they want a debit card, the ability for inbound ACH transactions on payments/rents, etc.

Other companies can have endorsements at no extra cost that extent your polity like a better shingle program...where a company actually pays you to put better shingles on your roof upon damage this is a great program and shows a company that wants the risk (your house) to be as good as possible and basically pays you more for it in the event of a loss....Nationwide has a better shingle program in some areas of the United States.
