Looking to add value to Austin Investors

I am looking to add value to a Rockstar in the Austin Texas area. I am a Contractor who has been doing rehabs for investors for the last 10 years but I haven’t been on the other side of things and would like to shadow someone who is crushing it here in Austin. I would be willing to give free rehab cost estimates, do repairs for free, or just get your coffee. I am looking for insights on the financial side, how you find deals and the closing process.
