I have done a bunch of deals there in that price range and they are not hoods for war zones. you deal direct with a local realtor.. no need for west coast marketing agents or turn key of any kind.Frankly not sure why you would want to invest 40k in the US in a rental house your not going to really make any money or get any appreciation you will in fact probably lose money. 

Now mostly newer homes in a much more affordable price range than what you can get closer to the Bay Area.  

The house could probably go in the range of $150,000 - $160,000.

I realize Houston is a huge market, but what are some % of value ranges that fellow investors are seeing for rental properties?

This is because everything depends on your current financial situation and your specific unique circumstances.

It's part of my unique selling proposition:  No need to show me the property.  

If not, maybe BP should list not only the HML by area, but also rate range?

How many duplexes are there in the area you have laid out with within that price range?  

I got to say this pad looks unique...at least comparing to modern standards.
