One thing I would say about the flooring is that if you go LVP over the hardwoods underneath they handle the wear and tear of renters better, are easier to replace, are trendy, and if you decide to sell in the future the original hardwoods are still underneath and in good condition which could make the home more appealing to some.

If the cabinets are cheap, I'd rip them all out, probably move over the plumbing, and possibly tear down a wall - kind of hard to tell from the pictures, but if that wall with the interior door opens to a living room, then it can go.

That will probably mean a little bit of changing of duct-work, based on what little I've picked up from my HVAC-Pro father in law, but hopefully not too bad.For your househack, are you already planning on tearing into drywall to have access to the HVAC ducts, or what do you have already for heating/cooling?
