An area may have a strong history of appreciation and I think this Covid situation has shown that situations can change dramatically.

Somewhere you are somewhat familiar with that interest you, and 3. a strong market you are interested in.

If you're investing for the long term, have a reasonable amount of capital on hand, a strong savings rate and buy a deal where the numbers make sense then what's the downside?

It is a market held very strongly by the "old school" group on investors who are not welcoming to new persons entering without a local JV person, especially out of state persons.

So my question is, is there a strong rental market all over Austin?
