I want to start off by flipping houses in B and C grade areas and as I build I would like to flip houses in a and b grade areas.

At a high level, the issue with Pittsburgh real estate is that after the crash in the steel industry in the 70s/80s, the combined statistical area went through massive depopulation as folk emmigrated to other parts of the nation to find work.  

CR's vary by class(A,B) and market. 12.5% ROI a good target.

Stone Oak, Westover Hills, Schertz or are you open to B and C neighborhoods as well?

The property really is mainly cosmetic upgrades to this point (knock on wood).Finally to my question: To be considered "higher end" do the appraisers typically take into consideration appliances (i.e. stainless steel vs black or white appliances)?

Home warranty companies are for people living in the home who can tolerate their philosophy of multiple band-aid visits until the system dies hard and completely. 

In this job I've traveled to all 50 states and multiple countries and continents around the world with bands such as Big Gigantic and String Cheese Incident.
