Hello everyone!!!

If you noticed I've been a member since 2009. I've always had a passion for investing in real estate but fear and finances kept me from pursuing my dream back in 2009. Now it is 2015 (7 years later) and I am ready now more than ever. A lot has changed since then and I am no longer scared and my finances are now in order. All I am looking for now is that first property to purchase and flip. I've been searching for homes for what seems like forever and I finally came across two that I was ready to buy. But you know how the story goes, the early bird gets the worm and they were no longer available. Discouraged? Yes, but I know I have to have patience in this field to be successful. I would like to thank everyone who is a member and everyone who has posted in this forum. I have learn so much from all of you!!!

First of all, let me be the first to say "welcome" even though I may be six years late!

If you're interested in my 2 cents, I'd tell you this. It's OK to be discourage, but it's not OK to stay discouraged. Taking action is the most encouraging thing you can do, so take action right now. I'm gonna suggest that you go right now to register for @Brandon Turner's upcoming webinar. The topic is "How a Newbie Can Start Building Wealth Through Real Estate". That's you, right?

Do NOT procrastinate! As Nike says, "Just Do It!". After six years I would say your procrastination card is worn out. Take action. You'll be glad you did. It's encouraging.

Between now and the webinar do me a favor. Reply on this thread with with some details of what you kind of investor you want to be. What do you want to invest in? In what locations? What is your "why"? Where do you want to be in five years? How about next year? What do you need to do this month to get to these goals? What do you have to do this week to have a successful month? What do you have to do tomorrow to crush your week? What do you have to do this minute to achieve that tomorrow?

You can get this done. You just haven't done it yet. You need to take action. You renewed energy has gotten you here. Don't waste it or in six years you'll be wishing you had started six years earlier......again. You can't have an excuse, like I'm waiting for the stars (money, kids, spouse, career......) to align. They aren't going to align, so just get going anyway.

If on the other hand you don't want my 2 cents, then don't read all the stuff I just said.
