If it says "pet fee" in the lease and specifically says that it non-refundable, then it does not apply to damages.I'd suspect the bill to repair the grass won't be very high, unless you have a professionally maintained and sodded lawn.

I would look at it like this...if I pay X amount to put in a pool, and it costs me Y amount to maintain and service that pool, what can I expect to make in additional rent, if anything?
