They inflated their own rent to increase the cap rate and it was impossible to find a replacement tenant for that much space.My take aways:Buy your building from an agent not listing the property.Be wary if the owners occupy the majority of the buildingUnderstand that agents have little interest in finding you tenants (when they would rather sell a building), so it's up to you!

I will say that I've noticed it's a lot less common in our current market to find seller-financing options, but when they pop up, then tend to be way inflated; inflated to the point that I will advise a client that we can find a traditional lender and save money!

However social security looks at your highest, inflation adjusted 35, yes, 35 YEARS of salary.He can go on the social security webpage and enter his old salaries by year (the website even will give you your old salaries) and one can see the if you play with the data and even add nothing for a few years in the future, it really does not matter much in the benefits.

My main issue is that the closing costs is such a big amount vs the down payment (for properties I'm looking at), so I don't want to inflate my returns by not including them.Please let me know if I'm over-complicating this, but I welcome all views.
