Not worth it in my opinion - if a person wants to pay the loan off in 15 years, they can still make extra payments but in exchange for a very slightly higher rate, maintain flexibility if plans change or you have a bad month.One possible hybrid between the two approaches could be to split your long term plan into two phases - an acquisition phase where you roll all cash flow into your next purchase, and add properties as quickly as is prudent.

If I were more heavily invested in Single Families, I'd for sure want those kinds of weather coverages.I think one of my properties actually just got popped over to Foremost from Farmer's since I just need a policy to cover the property during the rehab phase - no tenant in yet, so needs are slightly different.

I'd say since you're still in the research/study phase and are considering rehabbing as your long term goal, you should check out the book by @j Scott the book on flipping houses (and subsequent book on estimating rehab cost).
