I like land locked areas and urban markets as do most firms. look at where banks buy buildings. mostly 20 story buildings in downtown markets for a reason. asset protection and preservation so we try to do it as close as possible. there are lenders in columbus that do 100% hard money financing for renovation loans that based on experience make concessions to experience operators. we are vertically integrated though for design, build, entitlement, leasing, and brokerage so there isn't much missing. licensed general contractor.

Honestly after a lot of research I think they are having a hard time renting out their newly built homes in that town and they probably overbuilt like someone else stated so they are trying whatever they can.

Right now you are the licensed, insured, have o experience and if you work remotely off little in the way of hands on at a property.Honestly someone could hire a Virtual Assistant from a other country.I would try and build your resume by working for a company for now.

the title will be transferred to a land trust" is called deception (an attempt to hide the transfer)You should never do anything in real estate that you have to hide, it always comes back and bites you, maybe not in 2024 but at some point in he near future, that fact will play a role in trying to keep the property.
