It’s a great American story!

We just completed a webinar discussing the American Families Plan with a focus on the 1031 Exchange.

I'll add some nuance at specific points to the process you described above...2) Follow through with hard money lender to pay cash for property and renovations with agreed terms3)Purchase property4)RenovateIn general, a HML will provide some portion of the purchase price and then 100% of the renovation cost on a reimbursement basis.For example, a HML may provide "80% of the purchase price and 100% of renovation cost".What this essentially means is that they provide 80% of the purchase and then you outlay the initial renovation cost (typically done in a draw fashion). 

And I'm a contrarian and a fan of great American cities and I wanted to see if they're are opportunities to "buy when everyone else is selling."

So what you're telling me is, you built a website, and through old fashioned networking/good credibility and a very well built website you get all these leads?

My obligation is to provide clean, safe housing that they can call home, and take care of issues in a timely fashion as they come.Yes, there are some special circumstances but they are very very rare.
