Treat your learning like college; take notes, do labs, look for local mentors, find local partners, join group discussions.

My main concern is regarding the legal aspect of it, and whether or not I should treat this as a business, especially considering taxes, even if I only do it one or two times.

Different banks treat rental income differently and can have different seasoning requirements so ask your lender how they deal with rents, especially if you have less than 2 years of rental history.
