Any other large projects that come across the table get chased out by a few elite class that control the city and the county. 

I already have checked with chase and they would only offer on the residential side.

The most recent guests were too loud, their dog was “on the loose and chasing people down” (they didn’t have a dog - I confirmed with my cleaner that there wasn’t a single dog hair found on the property).

When starting out and trying to get traction, it is extremely difficult to resist chasing the latest & greatest lead gen tool aka shiny new object. 

When you have that much cash in circulation chasing fewer resources, you get inflation.

That is something you do need to value as an investor because of the opportunity costs of not being able to chase something else. 

Life is very interesting and many of us can easily be lost in the chase of "stuff" and/or keeping with Joneses.  

With sellers still trying to get peak pricing and buyers reluctant to chase, what areas are you starting to find good deals to use the BRRRR method?

Once the property is vacant, hire a PM and spend your time finding and negotiating deals, not chasing down rents. 

Leaving this unresolved while you try to chase down more capital and or dig deeper into the deal's composition and performance is and always will be subordinate to properly securing the land with a contract that meets the terms and conditions required to get it entitled and built.- In order to perform the above, you need to do a thorough analysis of the project's 200-220 units as an entire build-out.
