My Tenant in Texas is not paying rent and not responding to my text and I am in SC.

I bought my first house in 2022 but I had to relocate because of my job. I tried to get help from a Property Management company to rent out my place but their fees were higher than I thought and  I was all confused since it was my first time. One of my co-workers said her daughter is looking for a house on rent. So, I ended up renting out my place to her through apartment.com even though she didn't have good credit believing her reasons behind it as she is a person I kinda happen to know. She paid on time for the first couple of months and then she started texting me how she will be late on her rent and would pay in split payments along with a $50 late fee.  I had no other choice but to accept her excuses. However, this month she didn't even text me. I had to text her multiple times to get one reply. She again came up with excuses saying how she is waiting on her checks to be cleared and all that. It's already 24th of the month. What action can I take since she has given me reasons why she is being late? All our conversation is through text only.

Start your eviction process immediately. And have a process for screening and placing tenants or use a property manager, which should have saved you all of this trouble. If you're not going to run your rental like a business, you would be better off paying the fees and letting someone else run it for you.
