The only thing about a crashed market is that it may make it more likely to find such a deal, so in actuality it may very well take until that happens for a newbie to find one, but that doesn't mean you shouldn't look for a great deal because that hasn't happened yet, and it doesn't mean that you shouldn't invest if you find one of those before a crash happens, it just means that you should NOT buy anything at any time that is NOT a great deal, or buy anything (great deal or not) that you can't realistically afford to hold through a downturn under some reasonably bad analysis stress tests.

These costs are estimates and far exceed what your actuals will be.  

According to Wikipedia, there is NO actual county government, which would ordinarily be the first place to start.

So the structure looks like this: The custodian holds your IRA (despite no money actually being there), the IRA owns the LLC, and the LLC owns the house.

As guru Ron LeGrand says, ask the attorney/"expert" to site actual case reference when making statements such as, "sandwich lease-options aren't legal in (name your state)"...

Then I looked into the data further, and about 5% of the addresses I received were actually addresses to self storage facilities.  

Brian I have been headed down the path roll 401k into self directed or solo IRA but keep hearing the noise about withdrawal.

The headache of taking over a property especially smaller fix and flips isn't what the lender is signing up for if they actually fund your deals.
