I feel good areas that aren't crazy crazy expensive in Los Angeles are Long Beach, Carson, Torrance and maybe in a few years in San Pedro.  

I've read some previous threads on these areas but just gonna ask again for more current opinions. 1) Seeking general thoughts about investing in the West Palm Beach area...Lantana, Delray, Boynton, Boca, etc. 2) Recommendations for cheaper, still-gentrifying neighborhoods for rentals and flips. 

I invested in some condos in Sabbia Beach and I decided to join this community to learn more about investing.

Hello there,I recently made my first investment - a few condos in Sabbia Beach (from these ones to be exact).

I've been reading as much as possible over the past year and looking to begin investing in SFHs and small beach condos.

Long beach is a great b and c class area to be able to find an older building and value add to it.

At the time though we were in the middle of the Mediterranean Sea on a ship. 

Stayed with friends in Mission Beach.

Here are the details:Contract is $280k for a view property (lake and territorial), with Lake Washington beach access on the title.

I have rehabilitated a couple trailers but want more.  I appreciate all advice.ThanksDavid
