I would encourage you to look into some of the suburbs around Austin (30ish min from the city center).

Lakeland is pretty close to the center point between tampa and Orlando. 

I would not invest in an apartment in the middle of nowhere, but I would invest in a grocery anchored shopping center that is the sole grocer for a 30 mile radius.  

Nobody is forcing to accept that rent, it might be an assistance center.
