In the event any additional administrative duty is required to correct any infraction of any rule, agreement or default the landlord shall have the right to assess an additional adminstrative fee of $25.00 for each and subsequent infraction reasonably necessary to correct or cure same.It is agreed that such assessments shall become due and payable upon performance of such duties by landlord and that if unpaid shall become a part of rents then due.

They seem glad to have us there (including the police in the area) as the house prior to our moving in was a drug house where they evicted the tenants (we found many used needles in the back yard, "cooking spoons" found in odd places, and for the first few months of the rental we had knocks on the front door at odd hours from people of less than reputable status).The problem is my wife and I have decided to divorce and she'd like to stay in the rental.

SFH that cost ~$100-120K rent for $1000/mo, whereas 1-2 bed apartment units go from $400-700/mo rental.. roughly.In my area, I wouldn't think of buying a multifamily because of several investors I know buying them in 'seedy' areas and having all kinds of tenant/drug/crime issues.
