I have intention to "house hack" a 2-4 unit property, which we will then hold as a rental property. 

I know her well and I know the house well. 

The interest rate on the triplex is 7.5%, but because I took out a construction loan to help offset renovation costs, my lender says the ARV was already baked in, and a refinance would not make sense on that property either.

I wish I would have started sooner.

Pair that with maybe professors, traveling nurses (they would be longer than a week) or other corporate business I think I’ve found a niche here.  

Given this is my first investment, I want to try local before I go out of state.

I am about to be 21 here in a few weeks.

I wish I could live rich off the marginal dollars left over after all bills are paid.
